Traditional wood-frame houses are "fine," but why settle for fine when you can build a fortress? Insulated Concrete Forms (ICF) are the gold standard for homeowners seeking energy efficiency, disaster resilience, and unmatched quiet.


What is ICF


Imagine hollow LEGO® blocks made of high-density expanded polystyrene (EPS) foam. These blocks are stacked to create the shape of your home's walls, reinforced with steel rebar, and then filled with concrete.


The result is a sandwich wall with a solid concrete core and continuous insulation on both sides.

  • Disaster Resistance: ICF creates a monolithic reinforced concrete structure, resulting in exceptional earthquake performance. Unlike wood frames that can rack or shift at the joints, the steel-reinforced concrete core absorbs and distributes seismic energy. On top of this, ICF walls are rated to withstand winds up to 250 mph(Tornado/Hurricane strength) and are nearly impervious to debris impacts.

Roadmap to getting started

 Transitioning to ICF requires a shift in the "pre-construction" phase. 


  1. Work with your designer: Most floor plans can easily be converted to ICF, but it's easier to start with a plan designed for slightly thicker walls as most blocks are 6” concrete cores with 2 5/8” insulation on either side. Note that ICF construction often focuses on the exterior wall assembly while interior framed walls often follow typical layouts and materials.
  2. Connect with a manufacturer: There are several major manufacturers, many of which are part of the Insulated Concrete Forms Manufacturers Association (ICFMA) where you can find resources and guides on ICF construction.
  3. Engage with your contractor: Most ICF manufacturers offer certifications for contractors on how to best build with these products. While prior experience with ICF is preferred, the simplicity of ICF construction allows for quick learning curve advancement to get projects off the ground.

Yes, the rigid EPS insulation that makes up the insulating formwork is flame retardant and meets the National Fire Protection Association’s NFPA 285 standard for exterior wall assemblies. See NRMCA’s research report and testing here


 Construction costs understandably have a lot of variables, but when a designer and contractor that are familiar with ICF are engaged, speed of construction and consolidation of trades often yield a structure that is first-cost competitive with wood frame construction. When incorporating the airtight nature of an ICF home with the continuous rigid insulation and concrete’s thermal mass, you’ll find energy bills are considerably reduced leading to monthly savings into perpetuity. Concrete also doesn’t rot or degrade easily and often has near zero maintenance costs. 


Create and practice a home fire escape plan with your family. Ensure that smoke detectors are installed and working properly, and keep a fire extinguisher on hand.
